Maintenance technician cycled each thermostat to confirm that each damper opened & closed properly. After confirming that the damper for the room over the garage was not working properly, technician replaced both dampers. Many times when a damper fails, it doesn't happen quickly. It happens intermittently over time. And, many times, when one damper fails it puts undue pressure on the other damper(s) in the system which can cause them to begin intermittently failing. Therefore, if one zone damper fails we recommend replacing all dampers to ensure continued comfort without nuissance breakdowns of other dampers.

Advised customer that the air handler should have sufficient access to be able to get in & out of the attic and service it. Recommended a contractor to help customer get attic hatch installed so that we can access air handler and provide a free estimate for replacement. Since the life expectancy of a central air system is 12-15 years, and this unit has not had maintenance in 9 years and stopped working - we recommended that he have hatch installed and Central A/C replaced in early spring (March) to take advantage of seasonal discounts.

We set her up in a window that was convenient for her and called her 1/2 hour before arrival so she didn't have to wait home for our technician. Upon arrival our technician completed the heating maintenance; checked & tightened all electrical connections; repalced air filter; checked incoming gas pressure to ensure it was 3.5" W.C. as required; tested limit switch; tested pressure switches; and flushed condensate trap on 90% gas furnace.

Our office called the customer to schedule her maintenance, she did not need to call us. We made sure our technician brought a UV light bulb with him in case she needed one. Tightened all electrical connections; cleaned the flame rod; checked the operation & amperage of the hot surface ignitor (because A hot surface ignitor uses resistance just like a light bulb to glow hot in order to light the gas. It typically has a life span of 2 to 3 years depending on the usage and the conditions of the furnace). Confirmed system is operating properly.

Found a pin hole leak in a copper fitting. Cut out the fitting and replaced with a new Pro Press fitting.
